Inspention Tours on Costa Blanca and Costa Calida
Inspection tours are for people who are serious
about buying a property on the Costa Blanca or Costa Cálida,
and who are ready to place a purchase deposit should they find a property
that they would like to own. We work very hard preparing your tour,
and during your stay, to show you many different properties that meet
you criteria. We make a modest charge for an inspection tour, which
goes toward the costs of the flights and the hotel. The following
questions and answers section should answer any questions you may
have. Please contact us if there is anything else that you would like
to know.
Questions and Answers about Inspection Tours
Q. Who will be on my inspection tour?
A. Just you, your partner and our property advisor.
Unlike many of our competitors, you will not be herded
around in a minibus with other couples, nor will you
be paired with another couple. You are here for a four-day tour
to try and find you the property of your dreams. Your tour will
be personalized to your own personal requirements. (E.g. If you
are not interested in apartments then you are not going to waste
a whole day looking at them.)
Q. How much will my Inspection Tour cost me?
A. At Romero Properties, we ask that you pay a contribution of
£99 per person towards the cost of your tour. In return,
we will:
- search and pay for your flights
- arrange and pay for your Hotel accommodation in a good
quality Hotel
- we will pay for all your meals whilst in our company
- We will meet you at the airport and transfer you
and your luggage to your hotel
- We will provide you with a personal guide and chauffeur,
who will have a good knowledge of the area and who will help you
find your dream home.
Q. Who is the personal inspection tour designed for?
A. The Inspection Tour is only meant for people who are seriously
interested in buying a property in this area. Available property
sells very quickly here in Spain, and you should be in a position
to pay a deposit should you find a suitable home. We will be seeing
many properties and only those people who are seriously interested
in buying will gain anything from the tour.
Q. Who should not come on an inspection tour?
A. The Inspection Tour is not for people who are only vaguely interested
in the idea of one day owning a property abroad. It is definitely
not a holiday, and people who are not genuinely interested in buying
a home should not waste their time (and ours) by coming on a tour.
Q. Can I bring children on the inspection tour?
A. No this is not possible. We shall be visiting places where building
is taking place. These are building sites and are definitely not suitable for children.
Q. I hear that some estate agents are offering
"fully inclusive tours" including airfares for only 85 £
per couple, with free gifts if we buy a house. Why don't you?
A. To give away money with gimmicks means cutting corners in order
to make that money back. If you come over to look at property with
such an agent then:
- don't be surprised if you are part of a group and only spend
a small part of the tour actually seeing properties of interest
to you.
- don't be surprised if this other agent only shows you properties
from developers who pay the highest commissions. In other words
they may try to show you the properties they would most like to
sell you, rather than the properties that you would most like
to buy.
- don't be surprised if there are some hard sell tactics.
- and if you do buy then, don't be surprised if this other agent
doesn't want to know you after you have signed the contract even
though your new property is many month away from completion.
You are possibly about to make one of the biggest financial investments
of your life. Whilst the choice is completely your own, we would
advise that you don't cut corners at such an important stage.
Many of the properties that we will show you are simply not available
from the big companies with their "free gifts". The commission
rates paid to agents varies enormously from one development to another.
Properties on the best developments will "sell themselves",
and so commission is much less. We specialize in showing customers
these best developments. Tour with a "free gimmick" company
and you may never know they existed.
Q. What kind of hotel will I being staying in?
A. The actual choice of Hotel will depend upon
vailability. However, our first choice is usually the
Hotel "Palmeral Beach ".
Q. Which airlines and airports do you use?
A. We will do our best to fly you from a local airport. Some of
the airlines we use are
Go,
Ryan Air, Iberia
and
British
Airways .
For your information (and for future reference) Murcia (San Javier)
Airport is the closest. It is very small but very efficient. You
can fly here with Ryanair from Stanstead and also British Airways from
Gatwick, Manchester and Birmingham, tickets available from Barwell
Travel.
Alicante Airport is a little further away, but enjoys the benefit
of being frequented by most major airlines.
Q. What happens on a typical inspection tour?
A. TWe will have discussed with you your requirements in advance
and so we will have worked out an itinerary, customized to your
needs. The itinerary is dynamic. For example, we can make changes
very quickly if you decide you would like to see more villas in
an area you particularly like. In general, however, this is a typical
outline of what happens. Suppose that you fly out on a Monday evening …
Monday evening
We will meet you in the arrivals area of either Alicante
or Murcia Airport, and take you and your luggage to your Hotel, where
if possible, we shall dine together and discuss the itinerary for
the next few days.
Tuesday morning
We will collect you from the hotel and take you on a
tour of the area so that you can get your bearings. Lunch.
Afternoon
Commence property tour.
Evening
We have dinner, or alternatively if you wish you can
have some time to yourselves.
Wednesday
Meet at your hotel around 9.30am. (Many businesses in
Spain don't open until 10am and so this is actually considered quite
early!). We will continue looking at property, possibly having made
some changes to the itinerary depending upon your likes and dislikes
from Tuesday. After lunch we will continue to look at properties.
By now you will have seen a good variety of property and will probably
have a favourite or two. You may wish to return to take another look
at a villa or you may wish to see others of a similar design.
Thursday morning:
This realistically is the last opportunity to view property.
By now, hopefully, we shall have found the property you've been
searching for. The rest of the day will be taken up by the opening
of a bank account, signing the sales contract, visiting the solicitor
and if necessary the Notary for a Power of Attorney.
There is a lot to do in a short time, but we are used to this and
we are able to guide you through the process.
Friday
Preparations for your trip back to the UK. We accompany
you to the airport.
